Padre Escapes was started in March of 2013 to meet the need for a quality vacation rental management company on North Padre Island. We've since grown into the market leader, with over 270 properties, by listening to the needs of property owners and growing with those needs in mind.

We don’t count on just one or two websites for bookings. We distribute your property on our network of the most popular vacation rental websites available but distribution sites are not our top source of bookings. We've designed a state of the art website, www.padreescapes.com, with high quality content to help drive web traffic and keep us on the first page of Google. Additional marketing includes SEM, SEO, and PPC advertising, social media, public relations and e-mail campaigns.
We’ll guarantee your money goes out by the 5th of every month along with an easy-to-read monthly statement reflecting your property’s activity. If there are any bills for services performed you’ll get a copy of the vendor’s bill. So you can rest assured there will be no up-charges for services performed on your property.
Escapia vacation rental software is an advanced online reservation system, designed by Homeaway. The Escapia software when matched with BeHome 24/7 allows us to streamline all vacation rental business operations including: accounting, reservations, housekeeping, maintenance, customer relationship management, online distribution, marketing and more.
Housekeeping is a priority. We’ve worked with industry leaders to train our housekeeping teams to meet the highest standards in the entire industry. We’ve raised the bar on what’s expected in vacation rental housekeeping. Additionally, we inspect prior to each guests arrival to ensure your property is meeting our standards and is ready for upcoming guests.
We’ve built a 2700sf state of the art laundry facility that's equipped with commercial grade washers and dryers. We follow strict guidelines to ensure our towels and linens are nothing less than top quality. The laundry facility also gives us the ability to meet the high turnover demand in those busy summer months.
Peace of mind
Our property care team offers a preventative maintenance program, and quick response time. As a proactive management company we want to get ahead of problems, but when they do arise we have 24-hour personnel on call to ensure prompt attention. All major repairs are contracted out to local, reputable, and insured vendors. Any work that occurs is billed to the owner at the actual cost of the work, no up charges.
We're using advanced technologies to streamline business processes and ensure we are meeting owner and guest needs. These technologies include Beyond Pricing, a dynamic pricing tool; Navis, the premier customer relationship management system in the hospitality industry; BeHome247, a communication tool that allows us to streamline operations; Kaba coded locks, Glad auto-responder technology and more.

Every reservation receives a full complement of bed linens, towels, and a one-time setup of basic necessities, including hand soap, detergent, paper towels, trash bags, toilet paper, and more. These item are not contracted out to external linen services. Every item is owned and set up by our staff so we know exactly what we have, where it is going, and what a guest will walk into when they arrive.
Our main office is conveniently located on North Padre Island in the Coldwell Banker Island Escapes building. This location gives guests and owners easy access to our staff but also ensures that we can quickly make it to any property we manage to meet a guest's needs or address a property issue.
