Padre Escapes Vacation Rental Policies
RESERVATIONS: Receipt of 25% of the total reservation is required to hold a reservation. The final balance is due 14 days prior to arrival. A refundable cash security deposit may be required during holidays and spring break or at Padre Escapes’ discretion.
CHECK-IN/OUT: Check-in and check-out instructions will be included with your reservation confirmation. Check-in time is 4:00pm. If a property is ready for early check-in Padre Escapes will notify you via text message. We never know what may happen prior to a guest’s arrival so early check-ins are not guaranteed. Check-out time is 11:00am. You may arrange for a late check-out, if available, for a fee of $25/hour. Any guest staying past 2:00pm will be charged for an additional day of rent.
CANCELLATION POLICY: We require 25% down at the time the reservation is made. Reservations cancelled 14 days or more prior to arrival will receive a full refund minus a $50 cancellation fee and tax. Cancellations made 14 days or less prior to check-in will result in full forfeiture of payments made. For reservations occurring between April 30, 2020 to September 7, 2020, we require 25% down at the time the reservation is made. Reservations cancelled 72 hours or more prior to arrival will receive a full refund, no questions asked. Cancellations made 72 hours or less prior to check-in will result in full forfeiture of payments made. Applicable refunds will only be issued to the guest by the same form in which it was made, even if a credit card has since expired or canceled. The above applies to moving dates or switching units as well. We recommend that the guest purchase CSA Travel Protection. There are no refunds for early departures or late arrivals. If a guest does not show up for their stay the total amount paid is non-refundable.
PAYMENT: Visa, MasterCard, Discover, AMEX, cash or checks are accepted. A valid credit card is required if paying cash. The credit card used to make payment must be present at check-in along with a matching valid driver’s license. Make checks payable to Padre Escapes. If paying your final balance by check, it must be received 14 days prior to check in.
OCCUPANCY LIMITS: Occupancy limits are posted on our web site and confirmed at time of reservation. If guest exceeds the occupancy limits agreed upon at the time of the reservation, the guest will be asked to leave without a refund. Exceptions to the occupancy limit are only made for infants under the age of two with prior approval. Additional visitors must also be pre-approved by Padre Escapes.
AGE REQUIREMENT: Contracting guests of Padre Escapes must be 25 years of age or older. The guest must have a State Driver’s License or other acceptable ID. Padre Escapes reserves the right to refuse service to anyone.
PET POLICY: Pets are only allowed in pet friendly properties. There is a $100 per pet fee for all stays 7 days or less, $200 for stays of 8-29 days and $300 for stays of 30 days or greater. In addition there is also a pet-cleaning fee of $50 for stays of 7 days or less, $75 for stays of 8-29 days and $100 for stays of 30+ days. The pets must be leashed at all times when at the beach or outside of the home. If an unreported pet is found to be staying in a property, the guest will be charged $500.00 and be asked to leave without a refund.
PROPERTY CONDITION: All of the vacation rental properties are individually owned. Each property reflects the taste of each owner. Padre Escapes has made every effort to ensure property descriptions are accurate. However they are subject to errors or omissions and we cannot be held responsible for change of content and/or features, or removal by owner without notice.
WHAT WE SUPPLY: Each property will be equipped with sheets for every bed. Sheets for sleeper sofas, futons and roll-away beds will be in the master bedroom closet. One bath towel and one wash cloth will be provided for the maximum occupancy of the unit. One hand towel will be provided in each bathroom. All towels and linens provided in the unit are accounted for. Any missing, damaged or stained beyond repair items will result in charges to the credit card on file for the stay. Complimentary amenities will be provided in the property as a convenience until you have time to shop. These items include a sponge, bath soap, dish soap, dishwasher detergent, laundry detergent, paper towels, toilet paper, trash bags, and make-up remover wipes. These items will not be replenished during your stay. Do not remove anything from the property. Do not take items from one property to another. This includes bath towels provided by Padre Escapes. These are not to be used at the pool or beach either. Each property is inspected (with an itemized list) upon departure. Anything missing from the property will be charged to the credit card on file for the stay.
PARKING: Guest agrees to use only the parking spaces provided for the property. Offending vehicles will be towed at your expense without notice. All vehicles must be parked in the driveway. No motor homes, RV’s or pop up campers are allowed at any properties.
CONSTRUCTION: Padre Escapes cannot predict construction or remodeling plans. You may book a property when construction is not underway but it could begin prior to your arrival. We apologize for any inconvenience that may result. We have no control over these situations and are not able to issue relocations or refunds.
NEIGHBORS: No loud music or parties outside of the property after 10pm. Please respect your neighbors as you would in your own neighborhood. Renter shall not use rental or permit it to be used for any disorderly or unlawful purposes or in any manner that interferes with other residents. Violations of this rule could result in immediate eviction. Please observe speed limits at all times. Quiet hours are from 10pm to 8am. Padre Escapes is not responsible for the actions of other guests. Should you have a problem with noise coming from another unit please contact the police department at 361-886-2600.
MISC. FEES: Cleaning fees vary by property and are based on square footage. There will be a $50 charge for lock outs, extra keys or non-returned keys and boat ramp passes. Each guest will be provided 2 keys per property at Check-in. There will be a $200 charge for non-returned boat ramp passes. A $500 fine will be levied and immediate eviction for smoking in any property, no exceptions. Guests are welcome to smoke on the patios or decks outside. If the property is unusually dirty, the guest will be charged a $30 per hour cleaning fee, charged to your credit card.
LOST OR FORGOTTEN ITEMS: Check the property carefully before leaving. Padre Escapes will not be responsible for items left in properties after check-out. Please notify us as soon as you realize you’ve forgotten something and we will make every effort to locate and return lost and forgotten items when the property is unoccupied but there is no guarantee they will be found. If a guest leaves an item in the property and wishes to have it mailed back to them they will be required to pay for the postage as well as a $25 service fee. Any forgotten items must be retrieved within 10 days or they will be donated to a local charity.
BOATS: Boat ramp passes are required to use the Padre Isles boat ramps, we do provide passes for guest use for $50 each when available. Trailer parking is not available at the majority of complexes; Padre Escapes does have two reserved parking spaces at a local storage complex that can be used for trailer parking for $50/stay (short-term stays only). They are available on a first come, first use basis and cannot be guaranteed.
HEATED POOLS: Several complexes have seasonally heated pools. This means the pools will be heated in the winter months to maintain a maximum temperature of 83 degrees. Pool temperatures cannot be changed to accommodate personal preferences.
MAINTENANCE: All Padre Escapes properties are located on Padre Island and experience harsher than normal wear and tear due to the constant exposure to our environment. Maintenance issues and mechanical failures are rare and unfortunate and we regret any inconvenience that may result. However we have no control over these situations and are not able to relocate or refund guests for issues with air conditioners, elevators, dishwashers, refrigerators, washers, dryers, cable or satellite TV, internet access, electricity, DVD players, swimming pools, hot tubs, or any other appliances or amenities. Please report any inoperative equipment or concerns as they occur and we will make every effort to resolve the problem as soon as possible.
FILLING THE PROPERTY REFRIGERATOR WITH FOOD AND/OR DRINKS WILL CAUSE IT TO OVERWORK AND NOT COOL PROPERLY. IT IS NORMAL FOR THE REFRIGERATOR TO TAKE UP TO 24 HOURS TO COOL. ADJUSTING THE TEMPERATURE SETTING TO ITS HIGHEST SETTING WILL ONLY CAUSE THE UNIT TO FREEZE UP. SERVICE CALLS FOR NON-COOLING REFRIGERATORS WILL NOT BE ADDRESSED UNTIL THE FOLLOWING MORNING. Any seafood or meat must be properly wrapped when placed in the refrigerator.
HURRICANE AND MANADATORY EVACUATION POLICY: We strongly recommend that guests purchase travel insurance for stays during hurricane season - June 1st through November 30th. In the event of an evacuation of Padre Island, whether voluntary or mandatory, Padre Escapes will not issue refunds nor will we move the reservation to alternative dates. If you have declined travel insurance you shall not be entitled to a refund of any kind from Padre Escapes. Refunds for evacuation will be solely made by the travel insurance provider and according to the policies set by the travel insurance provider.
OFFICIAL NOTIFICATION: By signing this Rental Agreement each guest acknowledges being offered insurance to compensate the guest for losses or damages resulting from loss of use of the property due to an evacuation order. If the guest refuses said offer to purchase travel insurance, the guest shall not be entitled to a refund of monies paid. The guest also agrees to comply with all orders of evacuation.
LIABILITY: Unless caused by the home owner, owner is not responsible for personal injuries or property damage caused to renter or renter’s guests or their property. Padre Escapes is not responsible for injuries to renter or renter’s guests or their property for unforeseeable or dangerous use of the property. Renter agrees to indemnify Padre Escapes and hold harmless in the event of legal action against owners arising from renter’s use of the property or injuries that occur on the property that are not the fault of Padre Escapes.
RENTER: Upon arrival renter agrees to notify Padre Escapes of any damages to the property. Renter agrees to accept responsibility for all damage caused by negligence or willful disregard by renter or renter’s guests. The Reservation Fee covers up to $1,500 of accidental damage. The Reservation Fee shall be deemed invalid if the damage is not reported in writing to Padre Escapes prior to check-out. Padre Escapes is not responsible for renters’ or renters’ guest’s personal property.
RESERVATION FEE: This Reservation Fee covers unintentional damages to the rental unit interior that occur during your stay, provided they are disclosed to management prior to check-out. The policy will pay a maximum benefit of $1,500. Any damages not covered or in excess of $1500 will be charged to the credit card on file. If, during your stay at one of our Rental Properties, a guest listed on the rental agreement causes any damage to real or personal property of the unit as a result of inadvertent acts or omissions, the cost of repair or replacement of such property up to a maximum benefit of $1,500 will be covered. Damage caused by a pet or negligence on the part of the guest is not covered by the Reservation Fee. Certain terms and conditions apply. The Reservation Fee is required for every stay at all of our Rental Properties and it is not refundable. Please contact Padre Escapes LLC if you have any questions or concerns about the Reservation Fee.Representatives for Padre Escapes have the express right to enter the properties at any time, with or without the guest’s consent to inspect the property or perform routine maintenance. Padre Escapes will make attempt to notify the renter if this should occur.Venue for any dispute arising out of this agreement or the rental period will lie exclusively in Nueces County, Texas. Should any legal action by owners become necessary to enforce this agreement, Renter agrees to pay all legal fees incurred by Padre Escapes, LLC, including costs and expenses.
PADRE ESCAPES MONTHLY RENTAL POLICIES
CANCELLATION POLICY: 25% of the total reservation balance is due when the reservation is made. The remaining balance is due 30 days prior to arrival unless staying 2+ months then the first month's balance plus fees and taxes is due 30 days prior to arrival. Each additional month’s rent is due 30 days before the 1st of that month (i.e. March’s rent is due February 1st). Cancellations made more than 30 days prior to check-in will result in a $50 administrative fee that will be deducted from the original 25% payment. The remainder will be refunded to the guest by the same form of payment in which it was made. Cancellations made 30 days or less prior to check-in will result in full forfeiture of the payments made. We recommend that any guest staying up to 180 days purchase CSA Travel Protection. There are no refunds for early departures.
PAYMENT: Visa, MasterCard, cash or checks are accepted. If paying by check it must be received 30 days prior to your arrival and made payable to Padre Escapes. A valid credit card is required if paying by cash or check. The credit card will be charged the replacement cost for any broken or missing items on the property, as well as any additional cleaning fees and any cost of repairs. If you are arriving or departing before or after the 1st a prorated amount is due. Rates quoted do not include $89-99 Reservation Fee, pet fees, cleaning fees, trip insurance, early arrival fees or late departure fees if applicable.
ALL OTHER VACATION RENTAL POLICIES ABOVE ARE APPLIED TO MONTHLY RENTALS AS WELL.
